Many upcoming projects begin with land.
Puravankara adds projects in two main ways. It can buy land outright, or it can sign a joint development with a land owner, where both share in the project. Joint developments let a builder grow without buying every plot of land in cash.
For a buyer, the type of deal matters less than the paperwork. Ask who owns the land, whether title papers are clear and which approvals are in hand. A well-run joint development is as good to buy into as any other, as long as the legal records are in order.
The company has said it plans about 20 million sq ft of launches, which is why you see so many projects on this page. Not every one will open at the same time.
Mumbai has little vacant land, so growth comes through redevelopment.

Preparation makes your decision calmer.
Start with your budget. Work out how much you can pay as the down payment and what monthly instalment suits your family. Include stamp duty, registration and interiors, which are extra. Rates in this early stage are indicative, so keep some room.
Next, shortlist two or three locations. Think about office travel, schools and family support nearby. Visit them on weekdays at peak hours. A short test drive tells you more than any brochure.
Finally, keep documents ready for a loan: income proofs, bank statements and identity papers. A pre-approved loan letter helps you act quickly when the project opens.
