A pre launch is the stage before a project opens fully for sale. Interested buyers can register early, ask questions and sometimes get first choice of units. It is a quieter, earlier way to enter a project, and it needs a little more care than a regular booking.
This page shows 24 pre launch projects. Most are in Bangalore, with one in Mumbai. The mix includes 19 apartments, 4 plot projects and 1 villa project, so you can compare very different kinds of homes in one place.
We are an independent site and not the builder. The cards below give you the basics. For exact rates, dates and availability, send an enquiry and we will connect you with the sales team.

Buyers look at pre launch for a few clear reasons.
Early registrants often get to see choices before the wider market does.
Opening rates are sometimes lower than later rates, though this is never certain.
A small booking amount may hold your interest while you plan your funds.
A long wait before possession lets you save, arrange a loan and plan interiors.
You can look at many projects calmly before the rush of a public launch.
Early stage means some things are not final yet. A few simple habits keep you safe.
Early registration is often called an expression of interest, or EOI.
An EOI tells the builder you are interested in a project. You share your details and, in some cases, pay a small amount to be placed on the priority list. It is not the same as a full booking. It is a way to hold your place while the project prepares to open.
The amount asked differs from project to project, so we do not quote a figure here. Ask the sales team what the amount is, what it gets you, and whether it can be returned if you change your mind. Get the answer in writing.
Never treat an EOI as a final purchase. The real commitment comes only when you sign the agreement for sale, after the RERA number and final plans are available.
The two stages are close but not the same.
| Point | Pre launch | New launch |
|---|---|---|
| Sale status | Registration of interest | Open for booking |
| Rates | Indicative, may be shared on request | Rate sheet available |
| Paperwork | Approvals may still be in progress | RERA number and plans ready |
| Choice | Widest, with priority access | Wide, first come first served |
| Best for | Patient, well-informed buyers | Buyers ready to book now |
Prices often change as a project moves from early stage to launch.
A builder may set a lower opening rate to attract the first buyers. As more units sell and construction begins, the rate sheet is often revised. Plots and villas can follow the same pattern, but land and location also matter a great deal.
Do not buy only because of a rumour that prices will rise. Rates depend on demand, costs and the city. Ask for the current rate sheet and compare it with nearby projects at a similar stage.
A good rule is to buy only at a price you are comfortable with today, in a home you would be happy to live in. If prices rise later, that is a bonus, not the plan.
Six steps help you decide with confidence.
